Terrorists Hosted by Airbnb Subletter in Israel

I am an owner of an apartment. Since I live in another country, somebody I knew – and I thought I could trust, as they rented my flat previously – suggested I rent my flat on Airbnb. I really didn’t want to do it as my flat was just renovated. However, she convinced me and I stupidly fell for it.

After a few months, I visited and had some issues with this girl whom I did not know. She was illegally renting several flats on Airbnb. On this visit she told me that she went to Israel where, before boarding a flight, she was arrested by the police. After a long search, it turned out that she was arrested as they found emails with a terrorist whom she hosted. I don’t know if this was in my flat or another.

I contacted Airbnb who did not want to give any information, who also don’t even have an office or email being an online/internet business, which is absolutely absurd. I had to turn to the authorities who did not help either. The girl refused to give me the contacts of the people who stayed in my flat. This very same girl also stole the money she got from rentals. Airbnb refused to give me the information of people who stayed in my flat and how much they paid. The girl stole the money.

Please do not use Airbnb. I didn’t use them even before the accident as I prefer authentic places. Airbnb is not that. Be careful. You never know when a terrorist visits and you put your life, the life of the people in the building in danger. Airbnb should be illegal.

Risks for Hosts and Guests in Unapproved Sublets

I own approved short-term accommodation in Australia. The state government and the local authority require me, as part of the conditions to operate, to comply with requirements of health, safety, insurance, and local amenity or I can be closed down and/or fined.

For example, doors leading into or out of the accommodation cannot have a lock on the inside requiring a key to be opened in case of fire, the smoke/fire detector system is superior to that required for normal residential use, linen must be washed every three days in at least 90 degrees Celsius (194 degrees F), pests (cockroaches, rodents, flies etc) must be controlled by regular fumigation/baiting/barriers, and pets are not allowed in the kitchen, bedrooms or swimming pool area due to disease.

Very strict rules are in force if I supply any food, e.g. sugar cannot be available in an open container, milk must be date stamped and in an unbroken sealed container and refrigerated below 4 C with logs of purchase and use by date, and the fridge must have a thermometer and be kept below 4 degrees Celsius. Regulations for the swimming pool are horrendous but all for the health and safety of guests. I also have to pay a yearly license fee to operate.

The premises are regularly inspected, without notice, by Government Health & Safety Officers. These measures obviously cost more than that of normal residential accommodation as they are over and above the usual requirements. Consequently, I cannot compete in price with an individual who rents out on Airbnb a spare room in their home or the whole of their accommodation when they go on holiday. Airbnb encourages people through incentives to let out their accommodation, with no checks of their legal standing to do so. Unapproved and illegal lets regularly crop up on Airbnb before the authorities shut them down.

People being people seek the cheapest deal and so bypass me in favour of an Airbnb sublet. This causes loss of business for me. It also means guests expose themselves to hazards, disease and financial risks by staying in unapproved accommodation.

For example, a recent newspaper report of an illegal Airbnb property advertised as ‘family friendly’ had a young family as guests over Christmas. The property had swings built by the owner. The father was pushing his two young children on the swing when it toppled over as it was not anchored in the ground. The younger child was crushed and killed on the spot. The other child was admitted to Intensive Care at hospital with life threatening injuries. The owner had invalidated his insurance as he was operating illegally so stands to lose his house in litigation for personal damages/injury. He was also fined by the authorities.

This would not have happened it he had stayed in approved accommodation such as mine. Bear in mind that all insurance is invalidated if not operating legally or to purpose. Most homeowners have residential property and contents insurance. Insurance companies view letting out a room or property to the public as a commercial activity and not residential use by the owner/occupier. Thus any claim for third party liability, damage, loss or injury will be dismissed by the insurer if found the property was not used in accordance with law and insured purpose.

We all know how insurers try to evade paying out if possible. This means a guest must proceed against the host’s personal assets, which may be nil if renting and not an owner or insolvent.

The choice is yours: make some bucks via Airbnb and risk losing your home or being declared bankrupt if things go wrong as well as being prosecuted, or, if a guest, save a few dollars and risk sickness, injury or death without benefit of the host’s insurance, if any, if let out illegally.

Property Listed on Airbnb without Knowledge of Owner

I recently found out, as the owner of a building, that the first floor (two bedrooms with bathroom) and the second floor (condominium with two bedrooms) in Cebu City are being listed for rent by a certain Airbnb host.

I have informed Airbnb about it and asked them:

1. To remove my property from the website

2. To cancel all reservations

3. To provide the total amount already paid out in order to be able to claim it back

4. To have the exact name and coordinates of this so-called host

I know someone is squatting in the house and there is already a case in court in order to recuperate my building and personal belongings. After one week, the support service decided to pass my case on to a special service; they closed the file and said all communication would now be done by email. I received an email that I had to send a scanned letter with my complaints and location, and that they would pass it on to the host.

Three days later, after not seeing any reaction, they replied to my email stating that I had to contact the host myself. I answered that this was impossible as I did not have the location of the host.

These are my complaints now:

1. Even there is proof that she cannot put those rooms up for rent as she is not the owner, Airbnb still has them on their website.

2. There is no location listed for this host

3. Nobody contacted my lawyers even though this is a case in court and they should be willing to provide any information

4. Airbnb support refuses to give me the name of the person who is in charge of my complaint and gives no real answers.

5. There has been no reaction at all to the fact that it is against the rules that a property is being rented without the authorization of the landlord.

The only thing I can say that it would be better to have no support staff than having one that is not even capable of giving answers. At least you could expect that they should take immediate action against violation of the rules. Regards and I hope somebody with authorization at Airbnb is looking into my complaint.

Illegal Sublet of my Property on Airbnb

I own a $3 million dollar home in the Hollywood Hills of Los Angeles. I recently moved out of state and signed a three-year lease with a tenant. My lease specifies that subletting is illegal and specially calls out sites like Airbnb for subletting purposes.

In December of 2018, I discovered that my tenant moved out of my property and started subletting the home on Airbnb (my neighborhood watch found the Airbnb ad and informed me). The police have been called multiple times to my property due to large parties and neighborhood disturbances.

I have reported the listing of my property to Airbnb as an illegal sublet and also have flagged the host. I received an email from Airbnb stating that there is nothing that they can do as the host agreed to the terms and conditions of having full authority/ownership to rent out the property.

What? Nothing you can do, Airbnb? They’re certainly making a boat load of money off an illegal sublet. I’m sure that’s why they won’t shut this ad/person down. I now am represented by a very large legal firm in Los Angeles, we are going through the eviction process with this tenant. The ad is still up and my “soon to be ex-tenant” still continues to rent the house.

This is a huge liability to me if someone gets hurt, my insurance will not cover accidents that occur while subletting. I would like to start a class action lawsuit against Airbnb for not vetting out hosts for ownership or authorization that they can rent out properties on the website. This is completely unacceptable and the only thing I can do is hire a very expensive attorney to remedy this situation. Who’s with me?

Airbnb Refuses to Remove Fraudulent Listing

I have been in dispute with Airbnb for a good seven months regarding a fraudulent listing not authorized by myself (the property owner) on their website. The listing had been created by an agent that had been working without my knowledge with a property manager I had employed to look after things as I live abroad. I have since discovered that the two had been allowing their own clients into my property for over a year, not disclosing this to me and therefore making money from my property.

I have confronted the two who admitted to doing so. I am currently in the process of removing my property manager from his post, however this has proven some what difficult as he is also living at the property. Needless to say it has been a hellish situation exacerbated more so by Airbnb’s refusal to remove the listing. During countless calls I have made I have been assured that the matter has been escalated to the right department and that someone is looking into it. The case has been closed and re-opened without my knowledge.

The last response I got was from an agent who questioned if the listing was indeed fraudulent the customers will not be able to gain access. I have explained that I am dealing with a dishonest staff member who is still living at my property and allowing entry to customers despite my insistence that this should be stopped. I feel powerless to do something regarding the listing, all the while trying to remove this former member of staff from my property has its own challenges, in a country of which does very little to support foreign investors and business owners.

Apartment in Brussels Illegally Rented on Airbnb

I am the owner of an apartment in Brussels. A couple of months ago I discovered that the person who rents my apartment has listed it on Airbnb. First of all, it is against the regulations in the apartment complex. I already had to pay a 500-euro fine. After calling the person who rents my apartment several times, she still refused to remove the listing on Airbnb. I’ve send several mails to the Airbnb website but with no response. I don’t not understand how they can accept this or not respond. Is there a quick and efficient way to contact them or must I take legal action, not only against the person who is renting my apartment but also Airbnb itself? They are making money out of it, and it is illegal because as a owner it is against regulations, and even the law in Brussels.

Dublin Landlord with the Tenant from Airbnb Hell

I own a house in a “regeneration” area of Dublin. Regeneration is a kind word; this street is clearly not suitable for unsuspecting elderly tourists. Think Little Red Riding Hood surrounded by wolves. I arrived last week from overseas to show the house to an estate agent to let it out. I was greeted on the doorstep by an elderly retired nurse from Canada who had booked it for four nights and paid about 400 euros. I’m not sure who was more surprised, this lady or me. I took pics of her reservation. It appeared the previous “tenant”, who I finally got to leave the month prior, had been using the house for Airbnb. Heaven knows how many bookings she took and how many other unfortunate tourists will have the same experience. The elderly lady took fright – actually she was in shock. I sat her down in the house – which was quite clearly unoccupied. I offered to get bedding so she could stay, but she was very anxious and no longer felt safe in Dublin. Eventually I dropped her back at the train station to return to the West of Ireland.

I contacted Airbnb. I got a call centre. Then I got a nonsense email. At this stage I went to the police and showed them the details of the reservation. This was a very unpleasant experience, which might have had an even more unpleasant outcome had I not turned up that day. If Airbnb does not already do it, they need to have hosts confirm they have permission to use the property. In circumstances where a property owner like me calls, they need to transfer callers immediately to a fraud/security department. They need to confirm to house owners immediately their properties have been removed from the site. They also seriously need to improve their interactions. In all future lettings I will include a clause in the contract to state subletting on Airbnb will nullify the lease and result in immediate expulsion from the property. I would recommend guests confirm that the host actually has the right to sublet on Airbnb.

Learn From Our Mistake: Airbnb Illegal in Singapore

Earlier this year my family booked two nights at a condominium in Singapore. Everything looked good, and the host responded well. There were no problems with the booking. Upon arrival, a different host greeted us, and we noted in the lift large signs stating “Airbnb illegal in these apartments. We have CCTV.” The apartment was certainly not ready for us, and the host claimed a problem in a change of ownership which we needed to discuss with Airbnb. To cut a long story short, it appeared that police had in fact visited this block recently, and the original owner cut his ties. We told the new host we did not want to be part of an illegal practice and would leave early next morning, which we did, involving time wasted and additional expense during our short break. I have since raised this with Airbnb and gotten absolutely nowhere. It appears that sublets of less than six months are indeed illegal in Singapore and most people certainly knew this. Suffice to say, our condominium and many others continue to be advertised on their website.

Extortion and Invasion of Privacy: Illegal NYC Airbnb

I had a really unpleasant New York City host somewhere in the financial district. Superficially everything was nice until a few hours after we met. Here is how the interaction went:

Host: When will you be arriving?

Me: I will actually be in the city a few days before so I can arrive whenever is convenient for you to give me the key.

Host: Anytime after 2:00 PM on this end works.

Me: Okay I will be there around or before 3:00 PM then. Does that work?

Host: Okay.

(24 hours before said time)

Host: I cannot be here to check you in. You have to use the temporary key from the doorman. The permanent key is in your room. The temporary key must be returned very soon after checkout.

Me: Okay. When do I have to return this key?

Host: As soon as possible.

Me: Okay.

(Arrive at apartment at 1:54 PM. Remember: anytime after 2:00 PM is ok; check out the temporary key for which my ID is retained. I go upstairs to said apartment)

Host: Oh, I didn’t think you’d be here for a few more hours; the room’s not ready.

(One hour is not a few more hours, and I was within her “acceptable window”. This host clearly does not read her messages.)

Me: Okay, I will just leave the luggage here next to the shoes, no need to hurry for the room. I’m leaving probably till evening.

She shows me the room. I thank her, pet her dog (which is actually not allowed to live in that building), take the permanent key, and return the temporary key. Upon return of the temporary key I again have my state ID on my person. Six hours later I got a few messages from this host that she will be posting an $100 charge to my account because I did not return the temporary key.

Me: Of course i returned it. Is it true that the doorman holds your ID for that key? Okay. Then how would I have my ID otherwise?

(Host continues accusing me in a couple more messages that the key is signed out to me)

Me: Okay, it is the doorman’s responsibility to find it because I returned it but nevertheless I will go see for myself that what you say is true.

I return to the building from an inconvenient distance away, and it turns out the doorman did have the key. The mistake was on their part as the key was stuck in the crack of the machine that reads the key. The host apologized. I calmly went to shower so my muscles would be relaxed before the New York City Marathon. The host’s roommate came back to the apartment with a bunch of drunk friends. One of the male friends barged in on me while I was getting out of the shower. At least I had some tiny clothes on. I made small talk with the drunk people for a little bit then went to bed, at 2:45 AM (technically 3:45 AM because of daylight savings time). The host barged through the apartment in loud heels, slammed a couple doors, then stormed out.

Well, goodbye sleep. This was going to be an interesting marathon. About 3:10 PM after the marathon:

Host: Your checkout is by 7:00 AM please leave the key on the desk. You can leave the luggage in the common area if you want and get it later by using the temporary key.

Me: No, thanks. I don’t want another $100 temporary key incident.

(I didn’t see anything disrespectful here – I was just protecting my wallet from her)

I vacated the apartment at about 12:30 AM and took a picture of the state of the room I was in, with the key on the desk and a time stamp. I brought a friend to help me with the luggage and to make sure I got uptown at 120th Street safely. He also saw the key on the desk and we checked the apartment ten times to make sure I wasn’t forgetting anything. That whole piece of time was about 10-15 minutes. Maybe this host had work or something, but being reminded that I had to check out only 14 fours after a marathon is brutal. So I just preferred to forfeit this unpleasant experience and sleep uptown on the floor of a friend who was not evicting me.

The next morning when I woke up I saw a message that she did not find the key on the desk but that she is willing to not charge me the $150 it costs her to change her locks due to the trouble with the temporary key. I called Airbnb to complain and I said I will be requesting a $40 refund (from the $130/night it cost me) because I did not end up spending the night there. I also told the host that giving everyone access to the temporary key is a pretty bad security problem in her building. I obviously did not take her key. It’s of no benefit to me to keep a key from a place I would hate to live in, when I live about 2000 miles away anyway. I just needed a place close to the Staten Island Ferry for the marathon.

I proceeded to ask for a refund. The reservation was over; I had written the Airbnb review anyway so I was frank with this person. The Airbnb Resolution Center allows you to upload pictures so I showed her where the key was when I left.

Me: As you can see the key was left right there on the desk where I mentioned to you on the phone. You’re not accepting evidence by any other means, so I am sending it to the Airbnb Resolution Center. Accusing someone of theft is not only impolite but unprofessional as this is a business that you are running from this apartment. If you were the owner of the hotel, you would not be accusing your guests twice in 48 hours for items missing from the room before putting any effort into finding them. For example: at least double checking with the doorman that the key wasn’t lost by their own fault. The refund would be for the 17% of the total reservation time (from 2:00 PM Saturday to 7:00 AM Monday) that I did not spend in this rental. As I said before, it seems like your temporary key checkout is a security problem in the building so you should focus on that instead of throwing tantrums so you can charge your guests extra money. Feel free to cross reference the time at which I left your address with security footage. Also, I brought a friend over to help me with my luggage and so that I would get to 120th St safely at 1:00 AM. Therefore I also have one witness that the key was left in the right place. The very last thing I want to draw your attention to is that I left the door to my room closed on Sunday morning at 6:30 AM, and found it open at 4:30 PM, so someone went into my room while I was away. Have you even checked with your roommate to see that he didn’t stow the keys away somewhere? I am going to guess you have not.

Host: Hi, As I mentioned before, the key was not left on the desk. I apologized for the mishap with the temporary key, even after you arrived two hours prior (actually one hour and still in the time window she said was ok) to the time you said you would without asking. I did reach out to the doormen before contacting you. They were the ones that told me it was checked out under your name. When you spoke with them, they told you that the key was stuck in the reader and it did not register that you returned it. When you informed me of this I apologized and thanked you for letting me know of the mishap. You, however, were very disrespectful. As you can see from my house rules, you are not allowed to bring anyone into my apartment without announcing them to me and I charge a $20 fee (so by this logic should I charge her an $200 fee for her unannounced friends who saw me naked?) I do not appreciate that you brought someone to my home without asking prior. You can also see that my cancelation policy is strict. You cannot get a refund for leaving the reservation early. Therefore, I am not accepting this $45 refund. I was willing to waive the $150 fee and I might be willing to waive the $20 for the unannounced guest, so long as you do not contact me again. If I do hear from you again, I will be pressing charges and contacting my lawyer. You were the only person that had access to the temporary key and my apartment without me being there. There is video evidence of that as well as a record in the system of everyone with temporary key access. Due to this negative experience, I have removed my listings. Thank you.

She has not removed her listings and I will gladly privately share the link with you. In short: her drunk friends see me almost naked but I should get charged money for bringing someone to help me with the luggage through the subway at 1:00 AM, a time at which I’m leaving because of her irrational behavior? I was repeatedly accused of theft in my 48 hours of interaction with this psycho and threatened with an illogical lawsuit, but I’m disrespectful? Also she technically is renting two properties from what I can see in her Airbnb listings, so she can’t live in both of them at once. One of her Airbnb rentals is illegal by New York City law. I guess she forgot I can use this to get her an $1000 fine, right? NYC says rental types like Airbnb are legal as long as the host lives in the apartment during the guest’s stay. Here are all the messages I exchanged with her.

Home Owner Hell: A Renter Lists our Property

Long story short: I own a home that my husband and I have spent a chunk of our lives fixing, remodeling and shifting from shack to chic. We rented it out and made a terrible mistake of doing so to a deadbeat who posted our home on Airbnb. Obviously that was our fault; however, when we contacted Airbnb to remove the listing, they refused. We are evicting the tenant and will have him forcibly removed in three days’ time. Unfortunately, for those unsuspecting Airbnb users and renters, our home will once again be ours and they will not have a place to reside over the holidays. Bummer! Terrible service. Their motto should be “Screwing landlords and customers alike.”
