Absolute Nightmare Long-Term Guest

I have been hosting two houses on Airbnb for over three years and until now I had never had any issues. I fear that this one is far from over.

A few months ago I got a request for a long term stay from a lady who claimed to be friends with my gardener, Harris (name changed). The money was good, and it meant that I didn’t have to worry about dealing with new arrivals for a while. I accepted the booking.

This ended up being one of the biggest mistakes of my life, which soon became evident when I received a call at 5:00 AM on the day of check-in. She was claiming that she was unable to access the property because the keys didn’t work. I drove over 15 minutes later to find her removing a fly-screen and attempting to climb through the window (note this lady is about 75 years old). I tested the keys; they were working fine and she was able to enter the property. I explained where the second and third sets of backup keys were hidden just incase she had any more issues, then spent the rest of the morning fixing the fly screen.

I didn’t hear from her for another two weeks, but then I got a call from her claiming that she had lost her keys and couldn’t access the property. I asked her about the two backup keys; she told me that they had been lost. I drove over to the property again with my set up keys to let her in. By the time I got there, she had found her keyring and I was shocked to find that she had connected the one main set and two backup sets of keys to the same keychain. I tried to explain to her that this defeated the purpose of having backup keys, but she just kept trying to assure me that she wouldn’t lose them again.

Now the story gets really interesting. I got a call from the police on a Friday afternoon looking for my guest. I find out that she has a history of mental illness and had been off her meds. Now her family who are 1000 km away have been trying to get her committed to a mental hospital (due to COVID they can’t leave the state). They had found out where she was when her accountant notified them that she was attempting to purchase a $1.4 million property.

The police came over and we headed to the Airbnb where she was nowhere to be seen. The police gave me their details and I told them that I would let them know if I heard anything. I sent her a message, let her know what happened, and advised her to contact the police and her family as they are worried about her. Eventually I got a message back and found out that she was shacked up in a caravan with my gardener Harris and they been avoiding the police for the past few days.

Eventually she got in contact with her family and they convinced her to check herself into the mental hospital where she stayed for the next six weeks. In the meantime, I got a call from her accountant and he asked me to retrieve some papers from the Airbnb. I went in there and found the most disgusting mess I have ever seen: cigarettes, incense, hundreds of sea shells, and rotting fruit. I even found that she had set fire to the fake LED candles.

The strangest thing was all of these pieces of paper everywhere with bizarre diagrams and notes (I have attached one of them). She had also started hoarding objects that she found on the side of the road. I got the papers and mailed them to her accountant, who also offered to extend the booking on the Airbnb and pay for the cleaning costs while she was in hospital. I could go on for a while about all the strange things that happened while she was in hospital but it would take too long. I will skip to when she got out, which was about four months ago.

She was released from the hospital, put on medication, and everything was fine for the first two months. The house was kept tidy; she wasn’t hoarding and appeared to be mentally stable. Then I noticed that my gardener Harris had moved in the house. Pretty soon her behavior started to go downhill again. The house started to get messy again, so much so that my cleaner refused to clean the house on a weekly basis, due to the smell of the incense and cigarettes, and that she was randomly hanging up her underpants all over the house.

I went over to talk to her and Harris about their behavior. The house was a mess and there was a whiteboard with the title “Night at the Opera” with what I believe to be sex acts listed below (I have attached a photo). Although I was concerned, they seemed receptive to keeping the place tidy and I attempted to find a cleaner that would deal with them.

The next week I found a cleaning company that was willing to clean the house and I tried to organize a time for them to clean with the guest. She claimed that she didn’t need a cleaner and was happy to do all the cleaning herself. I insisted that she let the cleaners come in but she said no and I left it at that. About four days later, she called me complaining that the cleaners hadn’t come. I reminded her about the previous conversation and then asked her when an appropriate time would be for them to come. After a back and forth, she said that she and Harris were on their honeymoon and did not wish to be disturbed. Again feeling very confused, I left it at that.

A few days later she changed her mind again and wanted a cleaner. I told her that I would get the cleaner but she had to clear up all of her clutter and get rid of the things she has picked up off the side of the road and is hoarding in the house and garage so that the cleaner can actually do their job. After I said this, she completely lost it and started yelling at me saying how dare I criticize her way of living.

After this I had enough and decided that she had to go. The next day, however, their neighbor (who is a full-time tenant of mine) called me up and wanted to have a talk about Harris’ strange behavior. She told me he had been cutting their trees and creeping around their lawn when he thought that they were not home. They said that he had also been parking his trailer in the other neighbor’s garage when he wasn’t at home (it’s a holiday house).

I sent Harris a text and asked him if he had been cutting the neighbors’ trees or going on to their property, and he denied everything. Now I had really had enough. I got in contact with Airbnb support, explained the situation, and asked if I could cancel her future booking that started on Feb. 28. After I listed a few of the things she had done they agreed to cancel the booking after I talked to her. I arranged to have a chat with her in a few days time.

When I got to the house, Harris was sitting on a couch that they found on the side of the road and put in the front yard. I said hello then knocked on the front door. The guest called out and she said that she was too sick to talk to me and asked me to go away. As I was angrily walking towards my car I notice Harris’ trailer parked in the neighbor’s garage. I asked him if the the neighbor was okay with him parking there. He told me that it was none of my concern, which kicked off a huge yelling match between the two us which eventually ended in me telling him that he had to leave.

The next day I logged into Airbnb to cancel the booking, but when I went to cancel it I got a message telling me that I would lose my Superhost status, no one will be able to rebook the dates that they were meant to stay there (it was a five-month booking), and other penalties. So I contacted Airbnb and asked them to wave the penalties, citing the previous support case that I opened. I got a different case manager who asked me to provide evidence, so I provided some texts and some photos. He sat on this for a couple of days and asked me to go over and takes some more photos.

By this time I was very frustrated, especially after I was previously told that it would be okay to cancel the booking. I told him that I was not willing to creep around the house taking photos while there were guests inside, as it is a really bad look for a landlord to be doing this. So I say to hell with the penalties and cancel the booking. I decided to get the penalties removed retroactively.

I then informed the guest she would need to be out of the property by Feb. 28. The next day the guest sent me a text telling me that I do not have the right to make her move and she intended to take me to court. I responded telling her that it has already happened, then sat there hoping that this whole ordeal was finally over. Two days later it was Australia Day, and I noticed that Harris has installed a flag pole in the front yard… seriously, a f—ing flagpole.

I’m sure that this ordeal is nowhere near over but I found writing all this out quite therapeutic and I needed to vent.

Government Authorities Should Take a Closer Look at Airbnb

Airbnb made a business decision to censor the photograph of any potential guest so that you cannot see who you are letting into your home. This is an extremely biased moved because the guest can see your picture and make a decision but a host cannot. I had a 30-year-old woman from Canada who came to the UK to study and who booked to stay two months with me after her studies had completed.

After staying two weeks, I subsequently found out that she failed all of her exams and she declared herself to be mentally ill. I live alone and became insecure and afraid because she woke up early one morning accusing me of looking through her bedroom window throughout the night. Then she freaked out saying that I was checking on her food. She spoke about having a breakdown a few years earlier where she just got on a plane from Canada to Paris and ended up sleeping with men in cars to get by.

She said that when things got really bad, she used her status as a vulnerable adult and presented herself to the French Embassy asking to be sent back to Canada. The more she talked, the louder she became. I called my sister and kept her on the phone while I tried my best to talk her down. Eventually she went off, ranting and raving. I locked myself in my bedroom and called Airbnb. I was put on hold and no one came back to me.

The next thing I knew, the woman had run through the door, so I decided to email Airbnb over and over again. I also called and got promises of a return call. The next thing I knew, my doorbell was ringing really loudly. When I answered it, there were three policemen standing at my door. This mentally ill woman accused me of throwing her out, so I had to defend myself to the police by showing them that, unbeknownst to me, she had cancelled the remaining six weeks and that this was a ploy for her to get a full refund from Airbnb.

The police were good that day and suggested getting her out as quickly as possible. The so-called mentally ill woman was good; she knew how to work the system by professing to be mentally ill. The police packed her things in their police car and took her away. Would you believe that this woman texted me afterwards, apologising and saying that it was the only way that she could get someone to move her things for free?

Furthermore, a liaison person arranged for her paid flight back to Canada and she boasted that she got a full refund from Airbnb who had initially told her that she would have to forfeit a 30-day cancellation fee. For 12 hours, Airbnb never got back to me nor supported me through this awful ordeal. When I called they refused to give me my full cancellation fee no matter how I argued. They give extremely poor service and lied nonstop.

Things could have really gotten out of hand. It could have been a physical altercation if I had not played it cool that day. It was an awful experience and Airbnb did nothing. The authorities need to look into this organisation. The way this organisation runs things, someone is going to get killed one day. You just don’t know who you are bringing into your home.

Rowdy Guests Results in Police Arresting and Evicting

I’d like to share a recent video an incident involving the adjoining condo in my building and a rather unpleasant Airbnb guest. Our building has had numerous issues with Airbnb guests and it’s changed the sense of community we once had now that half the building is used by far-flung owners as income properties. We no longer know who is coming and going; it’s all unfamiliar faces with the very real threat of the unknown. We also share half our building with the Menno Simon College, so there are students actively in the building. I just wanted the share my horror story.

Threats and Lies from Horrible Guests

I wanted to take a moment to share our recent experience with Airbnb and explain why we will be deleting our listing and not renting our home. We are being threatened by a crazy guest who cancelled her reservation and was upset at the cancellation policy.

Someone named “Maygan” booked a reservation at our home for one guest. I accepted the reservation and began chatting with her through Airbnb messages. In these messages she informed me that there would be twelve people staying at the house. I informed her that our home only sleeps ten, but I could increase the maximum to twelve if she promised to take excellent care of our home. She agreed and thanked me.

When she made the change the price increased and I explained that there is an incremental increase in price for parties greater than four guests. Maygan is claiming that we are scammers because we charge more for a party of twelve than we do for a party of four. I disagree.

When I book properties through Airbnb as a guest I always make sure I put in the correct party size so that the system shows me accurate prices of places when I consider booking. Instead of thinking that we are charging more for larger parties, I prefer to think that we are offering a discounted rate to smaller parties.

Regardless, Maygan accepted the reservation change, which clearly shows the price changes. She then said she was going to check with the rest of her party to make sure everyone was still interested. Since it had been two days since the reservation was originally booked, Airbnb charged her card for the reservation she was booking.

Towards the end of the second day Maygan decided to cancel the reservation, but due to Airbnb’s cancellation policy, she was informed that she would not be getting a refund. At this point she apparently told her group that “the hosts went ahead and charged her credit card without authorization for the entire amount of the reservation.”

Maygan claims that it was a couple of hours from the time she booked until the time she cancelled. I wish that were the case, but unfortunately she booked in the early morning on 2/27 and cancelled in the evening on 2/28.

After this I was contacted by Airbnb and asked if I would refund Maygan’s money. Every single time a reservation had been cancelled up to this point, I have been asked by Airbnb to make an exception and refund the money… and I have always allowed it. This time I said I would refund the full amount if our home was able to re-book for the dates or I would refund half of the amount if I was unable to re-book for the dates.

I was traveling out of town that weekend for a baby moon, as we used IVF and surrogacy to (very expensively) get pregnant with twins. It is a month until they will be born and our soon-to-be children’s godparents decided to gift us a baby moon trip to rural Colorado.

It was a wonderful trip and upon arriving back home I received an Airbnb message from someone in Maygan’s group. This person created a fake spam account on Airbnb and messaged me to say that I was an unethical and evil person because I wouldn’t make an exception to the cancellation policy.

This person then said they posted our physical address, names and personal information on this site and others in the hope that other people would get angry. They said, “Who knows what other angry trolls will do to you.”

This person then threatened to get into our home somehow and plant lots of bedbugs in the beds, release full traps of deer ticks in the yard in the hopes that we would get Lyme disease, post fake items for sale on internet sites in the hopes of having lots of random strangers come to the house, etc.

This person then sent another message saying that they could see on the calendar that people would be at the house this weekend and they were going to “post an anonymous classified ad at the house while it was booked so dozens of people would show up looking for stuff… it will be an ordeal.”

At the end of this horrible message it ended with, “P.S. I enjoyed looking at your photos of the wedding in (LOCATION). The photographer did an excellent job. You too look really happy.”

Now this person is stalking me? I have reached out to law enforcement and was told that these threats could be considered criminal harassment and result in fines and a year in jail. Now, I don’t want it to go that far but it is nice to know that the law is on my side here

What I have proposed is that if Maygan provides the identity of the person threatening my property and family I will authorize Airbnb to refund all of her money. If something were to happen to my home or my family, I want to know the identity of the person that was threatening us.

I will update this but for now I am just awaiting Maygan’s response. I do think it’s a little ironic that someone is hiding behind a fake profile in order to threaten me and make my personal information public.

Airbnb Guest from Hell Lies About Everything

On July 27th – only last week – I hosted a guest from the UK at my apartment in Spain who arrived with wife and two children at 4:00 PM. He was met by my third party meet and greet lady (who also cleans and looks after apartment for me). Within two hours he was sending me emails complaining, first about a gas bottle in the kitchen. He quoted health and safety and demanded that it be removed immediately. He also complained about cleanliness, a standing fan in the bedroom, and various other issues including he couldn’t work the TV.

I responded to each and every issue and explained that it was common practice to have gas bottles in Spain as there was no main gas line. However, if it worried him, I would get it moved the next day. He continued to complain all evening just about everything, sending pictures of a few grains of sand on the floor (we are next to the beach), hats that are there for guests, and other really petty issues, e.g. one toilet was not working.

The next day my third party went around there to address all issues and apparently he had all the china out of the cupboards and the pillows uncovered, taking pictures. Any solution to appease him did not seem to satisfy him. Later in the evening I discovered that he had called Airbnb and told them there was a gas leak and the second toilet had broken (two in 24 hours).

The booking was cancelled but instead of leaving he asked could he stay an extra night as it would be more convenient for him. I said yes and he sent me a very polite message saying how grateful he was and appreciated my generosity. If there was a gas leak who would put their children at risk?

I explained this to Airbnb, that there couldn’t be a gas leak as there was no main gas line and the bottle had been removed. However, they cancelled all subsequent bookings without even informing me. I received several emails from guests asking why. They explained that it is now being dealt with a case manager from the resolution center and the health and safety team is investigating.

That was six days ago. Until this point I had never had a complaint. Previously the rental I used was well below average and I think this guest was expecting a five-star hotel for a two-star price. Prior to booking, he did not ask me anything regarding the apartment. However, the photos are accurate so it should not have been a surprise. It is a private family apartment used for holidays, not a hotel.

I do not believe this is the first time this man has done this to get a free or upgraded holiday. The thing that has upset me the most was he frightened neighbours on the block that there was a gas leak, which obviously scared several residents. This has since been confirmed to be completely untrue and I am now seeking compensation through Airbnb’s host guarantee for £2400 in lost bookings as a direct result of this guest’s lies, not to mention the distress it has caused both myself and the lady who looks after the apartment for me. She said she looks after over 20 apartments in Spain for over 20 years and never encountered a guest like him. As for telling everyone there was a gas leak I think he should be prosecuted.

Active Guest Reservation and No Payment from Airbnb

I have been a pretty happy host on Airbnb the last three years up until now. I had a three-month trip to Europe planned and found a last minute three-month reservation request. The dates were perfect. I met the lady in person with her teenage son and her dog. I was pretty happy to hand off my keys to a family that was really appreciative at the time and left for Europe in peace. She confirmed the reservation and moved in.

Three weeks later she called me in tears saying she had her identity stolen, needed to move out in 48 hours, and requested her money back. By the way, it was $2,700/month for my NYC pad in a prime location. I really needed this money to pay my rent while I was not staying in NYC. I told her I have a strict policy in place so she took it to the support team. They also basically said she needs to pay. This angered the guest, so she started cussing at me, knocking on my neighbors doors saying she needs to find the landlord. She kept saying she doesn’t want to be involved in illegal activities and wants to talk to my landlord. It was so much unnecessary drama. Most importantly I was so scared for my personal stuff.

Finally the guest checked out early after creating a lot of stress and just problems, playing games with me on where she will leave the keys, and just being rude and disrespectful. I told Airbnb I was so uncomfortable with this guest and this situation. They said not to worry and I will get a partial payment if she was to cancel. The crazy lady moved out (thank god), but she never cancelled the reservation. It kept going as an active reservation.

When next month rent’s was due I should have gotten either the partial amount or the full amount since her reservation is still active but all that Airbnb did was email me saying they cannot collect payment and if the guest doesn’t pay; they are not responsible. I really didn’t expect this to happen but I’m happy the crazy lady is out of the apartment and my stuff is safe. Any advice on how I can collect one month of rent that is still active on my Airbnb account?
