										<content:encoded><![CDATA[<p>My partner and I live in a rural, wooded gated community that must have decided to look the other way as far as regulating short term rental houses. When neighbors complain about short term rentals, the Airbnb hosts (who are homeowners in the gated community) probably just get small fines or warnings, which makes us believe they haven&#8217;t got any tickets; the same problems occur over and over with the same rentals: loud music, and other kinds of loud noises (guns, fireworks, parties) all day and night, burning fires without a fire pit (a rule in our community), garbage and littering, speeding, overusing our amenities, like the pool showers.</p>
<p>We think the community management doesn&#8217;t want to make waves with these homeowners because the community charges them fees to allow short term rentals. So it&#8217;s screw the homeowner who just lives here, because the Airbnb hosts are giving &#8220;revenue&#8221; to the community. At what expense? If the community doesn&#8217;t regulate them, the homeowners who live here will just move out.</p>
<p>Call us conspiracy theorists, but maybe that&#8217;s the management plan: make it so miserable for the full time homeowners that they move out, and turn this place into a rental community, where nobody lives here; it&#8217;s just a community of rentals. Another big problem is that they allow more people in the house than is permitted. For example, they have a four-bedroom house, but they advertise that it sleeps 24. Our so-called police safety crew will come if you call them, but they don&#8217;t do anything. State police won&#8217;t help because we are in a gated community. Bottom line: our serenity and peace and quiet and safety is regularly disturbed and we are stuck here until someone starts to regulate the short term rentals.</p>

It seems she has a history of threatening eviction, keeping the renters money, and even having her husband nearly getting into physical confrontations with renters as I found out in other posted reviews. The property link can be found <a href="https://www.airbnb.com/rooms/3851909">here</a>. The following is the review I posted on Airbnb:</p>
<blockquote><p>&#8220;The apartment is very nice, but unfortunately I had to cut my stay short due to harassment by Kim, the property manager. She met me at the property and seemed like a nice lady. The apartment was clean, in close proximity to many local attractions, and as described in the listing. Later in the evening, things turned very bad. Three friends and I were walking back to my friend&#8217;s apartment and I thought it would be okay to give a quick whirlwind tour of the place I was renting which just happened to be next door. My friends and I were in the house for less than five minutes. No one sat down, had anything to drink, or even went to the bathroom.</p>
<p>About 15 minutes later I received a text from Kim asking if I had read the house rules on the refrigerator, to which I said yes. She then sent another text asking if anyone else had been in the house, to which I replied yes, I quickly showed my friends around. I was told I violated the house rules, and I apologized. She then says she will not be penalized for cancelling my reservation. I then called Kim to explain the situation. Things became much worse. I tried to tell Kim that I did not have a party, event, or gathering. She would not let me finish speaking, cut me off, and then began with verbal harassment. I was told I was not truthful (which I was throughout the conversation), I was not honest, and that I was &#8220;a man without honor.&#8221; After which, Kim then said that maybe she would kick me out in the morning, and hung up on me.</p>
<p>No guest should ever have to put up with this kind of abuse. Especially when the rules were not broken. According to the house rules, there are to be &#8220;no parties or events&#8221; or &#8220;no gatherings greater than the number of reserved guests allowed&#8221;. There was no party, no event, and I would not call four people doing a quick tour in under five minutes a &#8220;gathering.&#8221; During the one night of my stay, I did not get any sleep after being threatened with eviction. I called Airbnb in the early morning to cancel the rest of my stay and report the harassment I received from Kim. I was able to get another Airbnb apartment at the last minute, and went on to have a nice stay in Portland. I cannot properly convey my disappointment with the property and its manager, Kim. The disrespect shown towards me was not justified in any way. When I am being honest and respectful towards someone, I expect the same in return. That did not happen here. I believe everyone looking at properties managed by Kim should think twice and look elsewhere.&#8221;</p></blockquote>

										<content:encoded><![CDATA[<p>I think Airbnb may cancel you if your personal info is compromised. Some of my info was compromised and VRBO sent me a letter so I called them. They did not cancel my account. Here is what airbnb says about canceling your account for no reason-</p>
<p>&#8220;<strong>Suspension, Termination and Airbnb Account Cancellation</strong> &#8211; We may, in our discretion and without liability to you, with or without cause, with or without prior notice and at any time, decide to limit, suspend, deactivate or cancel your Airbnb Account. If we exercise our discretion under these Terms to do so, any or all of the following can occur with or without prior notice or explanation to you: (a) your Airbnb Account will be deactivated or suspended, your password will be disabled, and you will not be able to access the Site, Application, Services, your Airbnb Account, your Member Content, or receive assistance from Airbnb Customer Service, (b) any pending or accepted future bookings as either Host or Guest will be immediately terminated, (c) we may communicate to your Guests or Hosts that a potential or confirmed booking has been cancelled, (d) we may refund your Guests in full for any and all confirmed reservations, irrespective of preexisting cancellation policies, (e) we may contact your Guests to inform them about potential alternate Accommodations with other Hosts that may be available on the Site, Application and Services, and (f) you will not be entitled to any compensation for reservations or bookings (even if confirmed) that were cancelled as a result of a suspension, deactivation or termination of your Airbnb Account. You may cancel your Airbnb Account at any time via the &#8220;Cancel Account&#8221; feature of the Services or by sending us an email. Please note that if your Airbnb Account is cancelled, we do not have an obligation to delete or return to you any Content you have posted to the Site, Application and Services, including, but not limited to, any reviews or Feedback. I read somewhere that they sent someone an email saying they were canceling the account for her security, then no further info. Lame! Recently, my 5 star rating was stuck at a certain percent for more than a month. It did not go up or down. I figure out the the percent was too high. They would not explain it to me. I do not get why they could not just be honest. Now, it has gone up 2%, so I figure it got caught up. These people at airbnb make me very nervous.
