					<description><![CDATA[I guess I could be more sympathetic if the guest hadn&#039;t allowed his dogs to crap all over the hosts house and destroy the carpet.  Then he feels as though he should not have to pay for his pet damage because the rent was too high?! Are you serious?!Thats part of the reason why I personally will never book a listing that allows pets. The guest has openly admitted that he is responsible for some of the damages and therefore, he should have paid. Its not airbnb&#039;s concern nor problem that he paid extra in rent to the host above and beyond what was charged on the platform. He could have and should have contacted airbnb and or left and found other accomodations if he didn&#039;t like the terms. No judge is going to award him anything.]]></description>

					<description><![CDATA[I hate this happened.  It is a cautionary tale for others.  Couple of things that may have better protected you

1.  Airbnb terms of service prohibits hosts from asking for a deposit &#038; most fees payable off the platform.  The platform provides hosts with an opportunity to ask for a damage deposit payable if a claim is made with photos, receipts and/or other damage &#038; repair proof 

I regret you paid an extra $150 deposit off platform. 

2.  Airbnb is clear with hosts they want communication between hosts &#038; guests to be on platform so Airbnb can review the info if needed.  

That isn’t possible all the time. If you use personal text, it is possible to promptly send the host a screenshot via Airbnb communication platform so Airbnb can access it. 

3.  Most states consider rentals of greater than 28 nights (some are 30) as long term tenancy thus subject to rental protections.  This means your rental terms cannot change without a state required notice. 

Airbnb encourages hosts to provide/have a traditional long term lease agreement with guests staying more than 28 nights. 

On the surface it sounds like this host may have  violated state rental laws.  

4.  Since you paid over $8,000 to this host, it may be worth your time to pursue a civil case to get a refund &#038; for personal damages incurred by Airbnb cancelling your account.
